Pre-Design

A typical project starts with the Pre-Design phase in which our Project Team will work with the Using Agency or Owner, Department Heads, Staff, Community and Construction Manager (if applicable) in defining the project scope for the new facility.

Schematic Design/Development

Once we have developed the program during the Pre-Design phase the project team moves into the Schematic Design / Design Development Phase and our objective is to arrive at a clearly defined, feasible design while exploring alternative design solutions.

Contract Documents

The Contract Documents Phase includes the development of the detailed drawings and specifications to meet the design and programming of the project, which the Contractors will use to establish actual construction cost and build the project.

Bidding

During the Bidding Phase we will distribute the Contract Documents to interested bidders, review and respond to any questions, and develop addenda if necessary. Once the bids have been received we will help the Owner/Using Agency evaluate the bids and award contracts.

Construction

Prior to the start of construction we will assist the Owner/Using Agency in a ground breaking ceremony. Our team will be on site as contracted to do a general evaluation of the construction, as it is our goal to represent the Owner/Using Agency at the construction site. We will direct monthly pay/progress meetings to evaluate the contractors progress with the schedule and certify payments. We will keep the Owner/Using Agency informed of construction progress and any construction issues.
